So, you’ve always wanted to live in that home nestled just perfectly on the canal. You like the idea of walking out your back door, stepping on your own boat and being able to go to dinner at a waterfront restaurant. Or maybe you’re dreaming of standing on the seawall in your backyard, catching snook under your own dock. Perhaps you’d simply enjoy watching the boats go by as you relax by your pool. Well, if you think I am going to tell you how great it is, you’re right! However, there are a few questions you may want to consider asking your Realtor®.
First and most importantly, is your Realtor® a waterfront specialist? Do they know the difference between rip-rap and riff-raff? (Actually, do you?) Sailboat water versus powerboat water? How long does it take to get to the Harbor by sailboat and how long by powerboat? One of my favorites is when I hear someone state the depth of a canal as a fact. Oh, really? At what tide, during what moon phase, and which way is the wind blowing? All of these affect the depth of a canal, sometimes drastically. And just because you may not be able to get out of a canal doesn’t mean that you won’t be able to if you wait a half-hour. Is that dream home on a canal you can use 98 percent of the time or half the time?
